how it works...

THE SELLING PROCESS

The process starts with an initial meeting to determine your goals with selling your property.  This can take place over Zoom, by phone, or in person.  

During the property walkthrough I’ll be taking careful notes of property condition and upgrades.  From there, I can make an accurate assessment on pricing, and develop a plan for prepping and marketing your home for market.

Once we’ve decided to work together, you’ll select the commission plan that works best for your goals and the needs of your home, and we’ll complete the brokerage and state paperwork that allows me to represent you as your listing agent.

I will outline a strategy to best prepare your home for market.  This may include things like cleaning, painting, pre-inspections, or even light cosmetic work.  Depending on the commission plan you choose, some or all of these items may be fully covered by Amber Brown Real Estate.

Staged homes sell faster and for more money. Once the home is clean and ready, your home may be staged if necessary.  If your home is occupied,  we will complete a “staging consultation” to discuss how best to use the furniture and decor items you already have to best showcase your home.

At last, its time to show off the beauty of your property.  Professional photographers will be brought in to capture your home’s best angles.  Premium service providers, such as videographers, 3d Tours, Aerial photography, etc. will be brought in according to plan.

Your home will be marketed through property signage, and marketing flyers or folders will be placed in the home.  Your home will be advertised on social media and dozens of real estate sites.  A dedicated property website will be prepared.

Typically, we will go live on the MLS on a Thursday or Friday. Together we will determine a showing and open house schedule that works best for you and what you are comfortable with, while at the same time maximizing your homes availability for showings to potential buyers. 

When your home is fully prepped, highly marketed, and priced correctly, we do not expect to sit on the market long before receiving offers.  Once offers are received, I make it my mission to sell your home for top dollar using my winning negotiation strategies.

Once both parties have signed an offer, known as the Purchase and Sale Agreement, escrow will be opened with a Title company.  They will start a title search, and collect earnest money from the buyer.

The Buyer’s “due diligence”, or inspection period, begins the business day after the offer has been fully signed.  During this time, the buyer will complete inspections and may negotiate repair or offer terms based on inspection findings. In Idaho, this typically lasts 5-7 days for a single family home, but can be longer or shorter per what was agreed on in the Purchase and Sale Agreement.

If the buyer is using financing to purchase the home, an appraisal will be ordered by their lender.  If the appraisal comes in below the agreed upon sale price, further negotiations may take place between buyer and seller before moving forward towards closing. 

A few days prior to closing, the buyer will have the option to do a final walkthrough of the property.  This is to ensure that any agreed upon repairs were completed, and that the property is in the same, or better, condition as it was when the initial offer was accepted.

Most commonly, we will schedule a signing appointment at the Title company the day before closing.  Sometimes, this can be done fully online without an in-person meeting or it can also be done remotely if you cannot be in town for closing. 

Once the Title company has received the buyer’s funds, they will record the new deed with the county, officially transferring ownership of the property. Once completed, the Title company will issue you, the seller, any funds due to you from the sale of your home. Congrats, you are officially closed!
